When the owners of Joey's Cottage approached Glasswing Stays, they were looking for a more proactive and hands-on approach after becoming frustrated with their previous management arrangements.

Through weekly revenue management, listing improvements and a renewed focus on the guest experience, Joey's Cottage has become one of the strongest-performing properties within our portfolio.

Rather than relying on automated pricing alone, we actively reviewed market demand, booking trends and guest feedback to help maximise the property's performance while maintaining its unique character.

Birdhope Craig Church

Building momentum through a fresh strategy and hands-on management.

When Birdhope Craig Church transferred to Glasswing Stays in May 2026, the property already had a trading history but wasn't performing to its full potential. We started again with a fresh listing, invested heavily in high-quality marketing and photography, and developed a completely new strategy to reposition the property within the Northumberland holiday let market.

Since launch, we've been actively testing, monitoring and refining the property's pricing and positioning through weekly revenue management. As we learn more about booking patterns, guest demand and the local market, we continue to adjust our approach to maximise both visibility and long-term performance.

Although we're still in the early stages of the journey, the property has already started to gain momentum. It's a great example of our belief that successful holiday let management isn't about setting a price and hoping for the best, it's about continually reviewing performance, adapting to the market and making informed decisions that deliver sustainable results.

Newbiggin Beach House

Rebuilding momentum after a long-term insurance stay.

Following an extended insurance stay, Newbiggin Beach House needed to be successfully reintroduced to the holiday let market. Simply reopening the calendar wasn't enough. The property required a fresh strategy to rebuild visibility, attract leisure guests and regain booking momentum after several months away from the traditional holiday letting market.

Through active revenue management, refreshed marketing and a renewed focus on presentation, we carefully repositioned the property to attract holidaymakers once again. Weekly pricing reviews and ongoing performance monitoring have allowed us to adapt our strategy as demand has grown.

Today, Newbiggin Beach House is once again building strong momentum, attracting guests to one of Northumberland's beautiful coastal locations. Alongside achieving strong average nightly rates, we successfully secured a long-term insurance booking that kept the property 100% occupied throughout the winter months before seamlessly transitioning it back into the holiday let market. It's a great example of how a flexible, proactive management approach can maximise both occupancy and revenue while supporting an owner's long-term investment.

The Nest, Whitby

Unlocking the potential of a holiday let through active management.

When we purchased The Nest in Whitby in 2023, it was already operating as a holiday let. Despite its prime location in the heart of Whitby's Old Town and its beautiful renovation, we believed the property wasn't reaching its full commercial potential. The previous owner had experienced inconsistent bookings, lower-than-expected revenue and limited communication from their management company.

Rather than making assumptions, we took a hands-on approach. We completely reviewed the property's pricing strategy, presentation and guest journey while actively managing availability through weekly revenue management. As part of our commitment to continually improving, we also retained another established holiday let management company for a period to benchmark our own performance against theirs. This gave us a unique insight into how different management approaches affected pricing, visibility, bookings and overall revenue.

The results spoke for themselves. Through proactive pricing, improved marketing, enhanced visibility and continuous performance monitoring, The Nest quickly became one of the strongest-performing properties within our portfolio. Our management consistently delivered stronger booking performance and higher achieved nightly rates, reinforcing our belief that successful holiday let management isn't about simply listing a property online—it's about actively managing it every single week to maximise both occupancy and revenue.
